Las Vegas Appraisal Co. has served lenders in the Las Vegas Valley since 2008. Our appraisers are Nevada State Certified, FHA-approved, and experienced with the full range of loan products — conventional, FHA, VA, non-QM, reverse mortgage, HELOC, and private money. Every report is prepared in full compliance with USPAP and the Appraiser Independence Requirements (AIR), and every engagement is handled at arm's length from the loan production side of your institution.

Loan Products We Appraise For
Our senior appraisers are FHA-approved and experienced with every residential loan product used in the Las Vegas market. That includes conventional Fannie Mae and Freddie Mac appraisals, FHA 1004 and 1025 forms, VA appraisals when assigned through the Department of Veterans Affairs rotation, HELOC and second-position appraisals, bridge and hard money short-term loans, reverse mortgages, and non-QM investor loans.
Property Types
We handle the full range of residential property in Clark County — single-family detached homes, condominiums, townhomes, 2- to 4-unit residential income properties, custom homes on acreage, equestrian estates, multi-million dollar luxury properties, high-rise residential units on the Strip and in Summerlin, and vacant residential land. When a property is complex or unusual, our partner James K. Smith brings over three decades of local valuation experience to the assignment.
AIR Compliance and Independence
Appraiser Independence Requirements are non-negotiable for us. We accept orders exclusively through compliant channels — your bank's appraisal department, an AMC on your approved list, or a separate ordering function on the mortgage brokerage side. We do not accept orders from loan officers, originators, or any party with a commission interest in the transaction, and we do not discuss value before the report is completed.
Turnaround and Delivery
Most standard lender reports are delivered within three to five business days of the inspection, with expedited service available for rush files. Reports are delivered in PDF and XML format via Mercury Network, AppraisalPort, or direct secure email, and we can integrate with your institution's preferred delivery system on request.
Quality Control and Review
Every report passes a six-point internal quality control review before it leaves our office. We also perform Standard 3 appraisal review work for lenders evaluating third-party appraisals in portfolio review, due diligence, or buyback defense.
Geographic Coverage
We cover the entire Las Vegas Valley and all of Clark County, including Las Vegas, Henderson, Summerlin, North Las Vegas, Spring Valley, Paradise, Enterprise, Whitney, Sunrise Manor, and Pahrump. For portfolio clients with properties outside this area, we can coordinate with qualified partners across Nevada.
